Q. What utilities are included in the weekly rent?
A. Water is included. Electricity and internet / phone you pay the providers direct.
Q. How do I arrange for electricity for my unit?
A. The Manors Body Corporate provides private electricity to the building. You will be required to complete the “Registration of Electricity” form found on our website under “Documentation” and pay the required security deposit and registration fee to the electricity administration company, Silver Energy, so that they can proceed to set up your electricity in readiness for the start of your tenancy. You should e-mail your completed registration form together with your proof of payment of your security deposit and registration fee to them so that they can match your deposit with your registration form.
Q. How do I arrange for internet?
A. All units at The Manors are provided with an ADSL phone line. This means that you can have broadband through the ADSL phone line in your unit. You will find a section in your tenancy agreement headed “Helpful Phone Number”, which provides phone numbers for the various internet/phone providers. The Manors is also a cabled building, which means that you can arrange to have pay TV or cable internet. A number of various internet providers also provide a wireless internet service. So there are a number of choices you have for your internet service.
Q. How do I make my rent payments and when do I make them?
A. All rent payments must be made by way of direct deposit into our trust account – either by internet banking or by setting up with your bank a direct credit into our trust account. All rent is reach our trust account on or before the due date – rent arrears are not tolerated. Rent must be paid in blocks of 4 weeks at a time. Remember to always put a clear description – your unit number and your name.
Q. The Manors provides “Furnished” accommodation – what does this mean?
A. This means that the major electrical appliances and the major furniture items are provided. Bed and bath linen (sheet sets and bath towels) and kitchenware you must provide. Kitchenware and smaller appliances you must also provide. How do I know what size sheets to buy. For convenience, you can order your linen packs through us at the time of making application for tenancy. We will order the correct sized linen packs to fit the bed configuration of the unit you have applied for. We will e-mail through to you, with your other tenancy documentation, that you will need to sign, date and return to us, a linen order form which will set out the costings for the various linen packs to be ordered. These will be ready for collection and payment at the time of checking in.
Q. What about cleaning my unit?
A. You are required to keep the unit in the same condition as it was at the start of your tenancy. This means that you are expected to clean the unit on a regular basis. If you require a weekly / fortnightly cleaning service you can book this service through our office. The cost is $50 per hour.
Q. How close is The Manors to UQ – can I walk?
A. We have two entrances to The Manors – one from Macquarie Street and one from Sir Fred Schonell Drive. We are located right across the road in Sir Fred Schonell Drive from the UQ campus – you merely cross the road and you are on UQ campus.
Q. If I want to take a 2 or 3 bedroom unit do you arrange for others to share with me?
A. We let out units, not rooms, which means that the weekly rent charged is for the entire unit. It is up to you to find your co-tenants – each person must make formal application for tenancy and provide their respective supporting documentation to management for processing. Management will advise the outcome of their application. You cannot just move people in. All tenants must sign the lease agreement and all must abide by the terms and conditions of the lease agreement.
Q. Is there a curfew on the time I am able to return home to the building?
A. There is no curfew at The Manors. If you return home late at night please remember and think of the other people in the building that are already sleeping. Please keep noise to a minimum and ask your visitors also to speak softly and not to let doors shut loudly so as to wake others.
Q. Do I need to book the BBQ and pool area?
A. Yes, you can book the BBQ area by entering your function date on the booking board provided at the BBQ area. You cannot book the pool for exclusive use – all residents are entitled to use the pool during the hours the pool and BBQ areas are open. The area must be left spotlessly clean and functions must not exceed the BBQ/pool closing times.
